Sports Analytics Firm Signs 53 KSF Lease in Midtown

Sports data and analytics company Genius Sports has leased 53,000 square feet at Vornado Realty Trust’s 2.1 million-square-foot office tower at 1290 Sixth Ave. in Midtown Manhattan, The Real Deal reported. The firm will occupy a part of the building’s sixth floor.

The 10-year headquarters lease entails the tenant’s corporate office relocation from 512 W. 22nd St. in West Chelsea. Genius Sports occupied 28,000 square feet there under a commitment that was to expire in 2031, according to Yardi Matrix information.

Vornado has owned the office tower at 1290 Sixth Ave. since 2007. That year, the company acquired 70 percent of the asset in a $1.8 billion portfolio transaction with Hudson Waterfront Associates, the same source shows. The traded collection included four New York City and San Francisco properties.

Initially known as the Sperry Rand Building, the high-rise was completed in 1963 after the design of architectural firms Emery Roth & Sons and Harrison & Abramovitz. The property received LEED Gold certification in 2010 and underwent complete renovations in 2013.

Rising 43 stories, the tower features floorplates ranging from 25,400 to 105,000 square feet. Amenities include a fitness and wellness center, bicycle storage and 10,000 square feet of landscaped rooftop outdoor space.

The one of the building’s largest tenants is Neuberger Berman, which leases 400,000 square feet at the property. The roster also features several law firms, including King & Spalding, Linklaters, Selendy Gay and Bryan Cave Leighton Paisner—each occupying more than 100,000 square feet. Cushman & Wakefield handles leasing at 1290 Sixth Ave.

Manhattan office rates soar, vacancy drops to historic lows

Average office listing rates in Manhattan continue to soar, reaching $71.95 per square foot in July, up 5.9 percent over the year, according to a recent Yardi Matrix report. Meanwhile, vacancy levels fell as low as 10.2 percent, marking a sharp 420-basis-point drop on a trailing 12-month basis and an all-time low since before the pandemic.

Noteworthy leasing deals in Manhattan this summer include law firm Loeb & Loeb’s lease expansion and extension at 345 Park Ave., to a total of 178,959 square feet. Earlier this month, Investment Giant Capital Group inked a 10-year, 70,400-square-foot lease with Rudin at the same property.

Also in July, United Talent Agency signed a lease at the Empire State Building for 100,948 square feet. The firm will occupy floors 32 through 35.
