Creation Breaks Ground on 700 KSF of Industrial Near Phoenix

Advanced manufacturers are the target market.

Developer and real estate investor Creation, in partnership with Crow Holdings Capital, has started work on Avondale Tech Center, a three-building industrial campus on 38 acres in the Phoenix suburb of Avondale. The property will total about 700,000 square feet.

The buildings will range from 212,184 square feet to 254,264 square feet and feature 36-foot clear heights, seven-inch unreinforced slab floors and 3,000 amperes of power flowing at a voltage of 480 volts, expandable to 6,000 amperes. There are four EV chargers with eight charging stalls per building. Each facility will also feature steel roofs and an upgraded K-25 ESFR sprinkler system throughout.

The development will also include a number of tenant-focused outdoor amenities. These include dedicated gathering areas for each building, a walking path encircling the campus and shared pickleball courts.

Located along Interstate 10 on the northwest corner of 117th Avenue and Corporate Drive, Avondale Tech Center has direct connectivity to Loop 303, Loop 101 and the Loop 202 extension. The campus is designed to serve advanced manufacturing, R&D and assembly operations, according to the developer, including industries such as pharmaceutical development, aerospace, semiconductor manufacturing and defense contracting.

LGE Design Build is both the architect and general contractor for the project. JLL’s Riley Gilbert, John Lydon and Kelly Royle will handle the property’s leasing. Completion is slated for the third quarter of 2027.

As part of its practice of supporting a local charity with each new development, Creation donated $25,000 to Southwest Family Advocacy Center. The organization’s mission is to protect victims of child abuse, sexual assault, domestic violence and elder abuse.

Phoenix industrial enters its heyday    

The Phoenix industrial market has seen substantial growth in recent years. During all of 2025, 97 projects totaling almost 18 million square feet delivered in greater Phoenix, accounting for 4 percent of the metro inventory, according to Yardi Matrix data. 

At the beginning of this year, 100 more facilities were under development, or another 4 percent of total stock, which is much higher than the 1.7 percent national average, Yardi Matrix notes.

Manufacturing has been a strong driver in the region in the form of investment by chip giant Taiwan Semiconductor Manufacturing Co. In July, the company announced that it is boosting its spending in greater Phoenix by an additional $100 billion for a total of $265 billion, or the largest economic development and foreign investment deal in U.S. history.

The new investment means that ultimately the company will run 10 semiconductor manufacturing fabs, two advanced packaging facilities and an R&D center in the Phoenix market. Global demand for AI infrastructure is fueling the growing demand for chips.

TSMC manufactures chips designed by Nvidia, Apple and other companies. The new developments are poised to foster further growth of the U.S. semiconductor ecosystem, including most prominently in metro Phoenix.
