Prologis Lands 202 KSF Extension Near Chicago

A fashion retailer signed the long-term commitment.

Fashion retailer AKIRA has signed a 202,105-square-foot, long-term lease extension at 150 E. Crossroads Parkway, an industrial facility in Bolingbrook, Ill. Prologis owns the space.

NAI Hiffman brokered the deal on behalf of the tenant. Initially, AKIRA committed to 352,338 square feet in 2021, representing the entire warehouse, but has since downsized.

Prologis has owned the asset since February 2020, according to Yardi Matrix information. Liberty Property Trust purchased the building in a $1.5 billion  portfolio transaction from Cabot Properties and, seven year later, Prologis acquired Liberty Property.

Located within the Interstate 55 Corridor, one of Chicago’s main industrial submarkets, the distribution center is close to Lewis University Airport and less than 30 miles from downtown Chicago. Additionally, Chicago Midway International Airport is 21 miles away.

The 1999-completed warehouse has 30-foot clear heights, 46 dock-high loading doors and two drive-in doors, as well as an office component. The property also has 35 trailer parking spaces and 151 car spots, along with a 180-foot truck court.

Chicago industrial vacancy rises, leases still pencil through

Chicago’s industrial vacancy rate at the end of the first quarter clocked in at 11.6 percent, well above the 9.3 percent U.S. average, according to a recent Yardi Matrix industrial report, as industrial real estate trends continue to vary across the country. The metro’s average rent as of March was $6.70, marking a 520-basis-point increase year-over-year.

One of the most notable deals in the area in the first quarter of 2026 was Trammell Crow Co.’s full-building lease of a Plainfield, Ill., facility. RJW Logistics Group will occupy the 788,000-square-foot Building 1 within Plainfield Business Center.
