Highwoods Cashes In $255M for Nashville Tower
It's the second-highest office sale in the city's history.

Drawbridge Realty has entered Nashville, Tenn., with the purchase of Bridgestone Tower, a 522,000-square-foot office building in the city’s downtown. Highwoods Properties sold the Class A asset for $255 million or $488.5 per square foot in the second-highest office deal in the city’s history. Eastdil Secured advised the seller.
The 30-story Bridgestone Tower rises on 1 acre at 200 Fourth Ave. S. near Bridgestone Arena and Music City Center. The property is within a few blocks of multiple bus stops and the Riverfront transit stop.
The office tower came online in 2017 as a built-to-suit for Bridgestone. Ever since, it serves as the tire and rubber manufacturer’s headquarters, with the firm as the sole tenant. The high-rise also features some 8,000 square feet of ground-floor retail.

The property is also subject to a PILOT ground lease held by the Industrial Development Board of the Metropolitan Government of Nashville and Davidson County. That lease will mature in 2037, according to Yardi Matrix information.
Amenities include a cafeteria, a coffee/juice bar, a fitness center and more than 1,000 parking spaces, including covered parking. The building is also LEED Gold-certified.
Nashville office deals volume down
Office real estate trends in Music City showed a low sales volume in the first months of 2026, according to a recent Nashville market update. Office investment totaled only $26 million year-to-date through March, with assets trading at $226 per square foot, above the U.S. average of $220 per square foot.
Nashville ranked second-to-last among the top 25 U.S. markets by total dollar volume. However, the metro’s pricing ranked eighth, outperforming Dallas ($222 per square foot) and San Diego ($197 per square foot).
