Havener Cos. Secures 93 KSF Fort Worth Industrial Lease

A specialty metals fabricator will occupy the historic Dr Pepper bottling facility.

Havener Cos. has signed American Infrastructure and Metal Works to a 93,198-square-foot, long-term lease at 2817 Braswell Drive, a historic industrial site in Fort Worth, Texas. Transwestern represented the landlord in the transaction.

American Infrastructure and Metal Works is expanding from its current facility at 2563 Berner St., less than a mile away to the northeast. The company manufactures custom steel fabrication and products for the precast industry and will use the building for heavy industrial operations.

“AIM will use cranes, presses, water jet cutters and welding for custom metal fabrication,” Todd Hawpe, principal at Transwestern, told Commercial Property Executive. “The property came equipped with heavy power and outside storage capabilities for both raw materials and finished product.”

Transwestern said in a statement that lease negotiations began last July, during which the parties determined the property’s zoning did not permit heavy industrial use. The city of Fort Worth then agreed to rezone the property to allow for heavy industrial activity.

The property is adjacent to Interstate 35 and U.S. Route 183, also known as Northeast 28th St. According to Transwestern, the building previously operated as a Dr Pepper soda bottling and distribution center.

Havener acquired the Class C, 1960s-vintage property for an undisclosed amount in May 2014 using a self-financed loan of just more than $1 million, according to information provided by Yardi Matrix.

Larger properties stabilizing the DFW industrial market

The Dallas–Fort Worth industrial market’s fundamentals improved in the first quarter, driven by ongoing, solid tenant demand, according to a recent report from Matthews Real Estate Investment Services. Total net absorption of 9.4 million square feet helped pull overall vacancy down to 8.7 percent.

In February, MP Materials announced plans to invest $1.25 billion in a rare earth magnet manufacturing facility in Northlake, Texas, in the Dallas–Fort Worth Metroplex. Known as 10X, the manufacturing hub will be developed on Hillwood’s AllianceTexas campus. The facility will occupy multiple buildings on a 120-acre site and is expected to begin coming online in 2028.
