Alexandria Lands Life Science Tenant in San Francisco

The property is part of a 6.6 million-square-foot megacampus.

Gladstone Institutes has signed a 105,000-square-foot, long-term leasing agreement at 1450 Owens, a 215,000-square-foot life science building in San Francisco. The company will be the anchor tenant at Alexandria Real Estate Equities’ property.

The firm’s expansion is part of its five-year, $350 million capital campaign, dubbed Gladstone NOW. The space will accommodate 300 scientists across 20 labs starting early 2027. The agreement also has an option to purchase the leased space in the future.

The property came online in 2024 and is part of Alexandria Center for Science and Technology at Mission Bay, a 6.6 million-square-foot megacampus. The building is adjacent to Gladstone’s headquarters at 1650 Owens St.

A modern life science space

The seven-story property sits on 1 acre and features 133,000 square feet of laboratory space, a 50,000-square-foot office area, as well as 2,600 square feet of ground-level retail. Exterior amenities comprise a four-level, 317-space parking garage and 25 EV charging stations.

Just off Interstate 280 and Caltrain railroad to the northeast, the building is close to multiple medical centers. Downtown San Francisco is less than 2 miles of 1450 Owens.

Life science space momentum will be slower this year, according to a Colliers outlook. After unprecedented growth, several factors—such as a feeble stock market and diminished access to venture capital funding—have limited tenant demand. Hiring has ticked up modestly in recent months, suggesting the sector is stabilizing and remains fundamentally well-positioned heading into 2026.
