400 KSF Build-to-Suit Eyed in LA

A construction materials company has acquired a 100-acre site for the project.

Proficiency Capital will develop a 400,000-square-foot build-to-suit industrial facility for Jensen Infrastructure, which has just acquired the 100-acre construction site in Lancaster, Calif., for $46 million. Northpoint sold the land, while JLL brokered the deal on behalf of the buyer.

Construction is set to kick off this quarter, with completion scheduled for March next year. Fullmer Construction serves as general contractor, while 3G Capital Partners provided development financing.

The land sits at the corner of 30th St. and Avenue G, within Northpoint’s Fox Field Commerce Center industrial park. General William J. Fox Airfield operates less than 1 mile away, while downtown Los Angeles is about 75 miles southwest. The property will serve all of Southern California and parts of Nevada.

Proficiency Capital has developed more than 25 million square feet of industrial space across north of 1,000 acres since its inception in 1996. It operates across Orange County and metro Los Angeles.

LA industrial completions reach post-pandemic record

Greater Los Angeles had 4.2 million square feet of industrial product underway at the end of 2025, representing 0.6 percent of stock, according to a Yardi Matrix report. Last year, industrial deliveries clocked in at 5.8 million square feet, marking a 2.1 percent annual increase and the largest new supply wave since 2021.

Meanwhile, average industrial rents across the metro ticked up 4.2 percent annually to $15.54 per square foot in December, the report reveals. The national average grew at a faster pace, 5.4 percent, but was 42.9 percent below the Los Angeles figure.

The vacancy rate across the metro clocked in at 8.5 percent at the end of 2025, 70 basis points below the national average, though it could increase further as new speculative space comes online. One such example is Stream Realty Partners’ 101 Logistics Center in Oxnard, Calif. Construction on this 738,000-square-foot project began last year.
