Gatsby Florida has completed the development plans for The Modern at Palm Beach Gardens, a 220,000-square-foot luxury office tower in Palm Beach Gardens, Fla. Construction is scheduled to begin in January 2026, while delivery is slated for late 2027.

A Gatsby affiliate purchased the 7-acre development site in 2022, The Real Deal reported. Catalfumo Cos. sold it for $17.5 million.

The office building will rise within PGA Station, a 37.6-acre mixed-use, master-planned community that also includes retail, hospitality and residential spaces.

Greater Miami had some 1.6 million square feet of office space under construction at the end of September, representing 2.2 percent of stock, the latest Yardi Matrix office report shows. The metro ranked second in the U.S. after Austin, Texas (2.5 percent of stock).

Palm Beach Gardens’ luxury office project

The Class AA development will rise eight stories with average floorplates of 25,000 square feet. Amenities are to feature 14,000 square feet of restaurant space, a rooftop patio, a fitness center, EV charging stations, in line with the current office building trends. The property will also include a six-level parking garage with 838 spaces and 7,000 square feet of general retail.

The building’s tenant roster is expected to feature financial, legal and Fortune 500 companies. Gatsby Florida Vice President Isaac Shalom said, in prepared remarks, the development is already 25 percent preleased. Darryl Kaplan of Darryl R. Kaplan Co. is handling leasing at the property.

The site is at 11200 RCA Center Drive, 14 miles north of downtown West Palm Beach, just off Florida State Route 811. The location is 1 mile from DiVosta Towers, a two-building luxury office campus also developed by Gatsby and currently fully leased.
