Exclusive: Global Netflix HQ Scores $55M Loan
Deutsche Bank originated the note.

WealthCap has obtained a $55.1 million loan backed by a 137,168-square-foot, Netflix-leased office building in Los Gatos, Calif., according to Yardi Matrix. Deutsche Bank provided the mortgage.
Previous financing included a $54.8 million CMBS loan also originated by Deutsche Bank in 2015, the same data provider shows. That mortgage matured in October.
Commercial and multifamily loan originations increased by 66 percent through 2025’s second quarter, compared to the same period last year, according to a Mortgage Bankers Association report. The dollar volume for office properties jumped 140 percent year-over-year, with an 18 percent decrease from the first quarter of 2025.

Located at 121 Albright Way, the four-story property is part of Netflix’s global headquarters. WealthCap purchased it in 2015, alongside its twin at 131 Albright Way. However, the second building changed hands in 2019, when Preylock Real Estate Holdings acquired it for $85 million.
The low-rise at 121 Albright Way includes 34,375-square-foot floorplates, two passenger elevators and 516 vehicle parking spaces. Completed in 2015, with Form4 Architecture as architect of record, the building is connected to its twin through a slender bridge.

Amenities include multiple gardens, seating spaces, conference rooms, a reception area and two-story atrium lobbies. Additionally, the Netflix campus features a parking garage, EV charging stations and a 300-seat auditorium. The streaming giant signed a 10-year lease extension at the 500,000-square-foot complex in July.
The Silicon Valley property is close to State Route 85 and 17, has access to Los Gatos Creek Trails and multiple restaurants. Both downtown San Jose, Calif. and the city’s international airport are within 11 miles.
Reflecting current office real estate trends, the Bay Area’s office vacancy rate clocked in at 23.8 percent in September, down 150 basis points year-over-year, a recent Yardi Matrix office report shows. Average rents in the metro were the third-priciest in the nation, at $51.77 per square foot.
