NexCore JV Breaks Ground on Sacramento-Area MOB
The clinic is slated for completion in 2027.

In partnership with CommonSpirit Health, NexCore Group has broken ground on Folsom Advanced Surgery Center, a 92,000-square-foot outpatient clinic and surgical center in Folsom, Calif.
The joint venture has engaged Perkins & Will to design the project, while XL Construction will serve as the lead contractor. Completion is expected by the third quarter of 2027.
CIBC U.S. and Nuveen Real Estate are providing financing for the medical office development. The project has a budget of $123 million, according to The Sacramento Business Journal.
Folsom Advanced Surgery Center is taking shape along Alder Creek Parkway and McCarthy Way, near U.S. Route 50. Downtown Sacramento, Calif., is some 20 miles away.

Originally, the structure was planned as a two-story facility, but updated designs now feature three stories, according to Folsom Times. The new plans came to be in a period of construction costs rising nationwide.
This center will expand access to health care, reduce patient travel times and create new job opportunities for the local community. Medical services will include orthopedics, podiatry, gynecology, general surgery and pain management, among others. The facility will also offer home monitoring and telehealth services for follow-up care, as well as full-service imaging and infusion services.
A growing health-care hub
In addition to the Folsom Advanced Surgery Center, Sutter Health began construction in June on the Sutter Folsom Care Complex, which will include a cancer and outpatient services center. The 106,500-square-foot, $145 million facility is expected to welcome patients in the fall of 2027. Sutter previously opened the Sutter Roseville Medical Center in 2024, in collaboration with PMB.
Most recently, UC Davis opened the Folsom Medical Care Clinic in August at 14264 Innovation Drive. The 114,000-square-foot campus offers a range of services, including primary and specialty care, cancer treatment, infusion therapy and radiology services.
In nearby Sacramento, RevOZ Capital and Argosy Real Estate Partners received a $34.1 million construction-to-perm loan for SixSixty, a medical office building that was renovated in 2020.
