Fresh Canvas: Media Agency Signs New HQ Lease

"The future of work isn’t just about where we sit—it’s about how we connect," Canvas Worldwide's CEO tells CPE.

Independent media agency Canvas Worldwide has chosen to move its West Coast headquarters under a lease agreement that almost doubles its square footage in metro Los Angeles.

In a deal arranged by JLL, the company has agreed to occupy 68,301 square feet in El Segundo, Calif., in an office space owned by NSB Associates.

Canvas is moving from its previous location at 12015 Bluff Creek Drive, where the company occupies 36,000 square feet. Commercial Property Executive covered Canvas’ West Coast headquarters relocation to Playa Vista in 2017. JLL also facilitated that lease agreement.

“This expansion comes at a milestone moment for Canvas Worldwide, which is our 10th anniversary! Over the past decade, we’ve grown steadily across the country, thanks to incredible clients on the West Coast and nationwide.” Canvas Worldwide CEO, Paul Woolmington told CPE. “While doubling our office space is certainly about accommodating growth… it’s also a commitment to our future. Independent agencies are having a real moment right now, and we believe there’s tremendous opportunity for a scaled independent like Canvas Worldwide to continue building on this momentum.”  

This move is a symbol of the company’s continued growth a decade after its initial launch. The new office at 2330 Utah Ave. in El Segundo will provide the company with a much larger space, but also with upgraded amenities and a spot in a market where media and innovation-driven companies are thriving.  L.A. Business First reported that Canvas is expecting to move into the upgraded space within the first half of 2026.

Designed by Frank Gehry, the low-rise building totaling 87,126 square feet came online in 2018. The property offers its tenants a private outdoor space, natural lighting, 24 foot-ceilings and an on-site site-café. According to Yardi Research Data, the building is LEED Silver certified and also includes 276 parking spaces.

Canvas is working with Clive Wilkson Architects to transform the new office into a “third space” to foster collaboration and connection once the company moves in, Woolmington shared. “The future of work isn’t just about where we sit; it’s about how we connect.”

Located along Utah Ave. in El Segundo, the new office space is part of the larger Los Angeles office market. Canvas Worldwide will be just over 20 miles outside of downtown Los Angeles, and LAX is under 5 miles from the office. Major highways such as I-105 and I-405 are in proximity as well. The property is also situated in a high-traffic area totaling more than 10,000 cars daily, according to Yardi Research Data.

JLL’s Managing Director Jason Fine and Senior Managing Director Blake Searles represented Canvas Worldwide in the deal, while NSB represented itself.

Investing in the Los Angeles office scene

Canvas Worldwide is not the only company expanding its office space within the L.A. metro. In August, civil defense litigation firm Behar Gibbs Savage Paulson opted to renew its already long-term lease at One World Trade Center in neighboring Long Beach, Calif. For over 35 years, the company has been operating out of the top two floors, occupying 35,754 square feet.  

In one of the market’s largest deals this year, Tishman Speyer has recently sold Maple Plaza a 290,000-square-foot office building it acquired 20 years ago. The property traded for $205.3 million to Kilroy Realty Corp.
