AVAIO Digital to Build $6B Data Center Hub in Mississippi
The first phase of this campus is slated for delivery in 2027.

AVAIO Digital Partners is investing $6 billion in a 175-acre, AI-ready data center hub in Brandon, Miss. It is the third-largest economic development project in state history.
The Stamford, Conn.,-based company plans to complete and energize the first phase of AVAIO Digital Taurus at the East Metropolitan Center and Industrial Park in the first half of 2027. The campus will host the computer server, networking and data storage technologies that underpin cloud computing and artificial intelligence applications.
Entergy Mississippi will provide power for the project. The campus will offer a range of low-latency interconnection options, including access to multiple long-haul fiber routes in the vicinity that will enable direct connectivity to major data center markets such as Dallas and Atlanta.
The first phase will comprise more than 600,000 square feet of two data center buildings generating 116 megawatts of power and a substation. AVAIO Digital expects to create several hundred construction jobs during Phase 1 and at least 60 high-paying new jobs for the first two buildings, a company spokesperson told Commercial Property Executive. The Brandon data center hub is also expected to generate hundreds of indirect jobs in the region.

AVAIO Digital plans to develop the Taurus campus in a park-like setting that is well-buffered from surrounding parcels. The facility will feature a sustainable design including water-efficient cooling, rainwater recapture, rooftop solar and cooling system economization to minimize power demands.
The Mississippi Development Authority approved the campus for the state’s Data Center Enterprises tax exemption. MDA previously provided assistance through the Site Development Grant Program to help develop the East Metropolitan Business and Industrial Park. Rankin County and the City of Brandon are also providing infrastructure upgrades and tax incentives for the project.
AVAIO Digital’s expanding portfolio
The Brandon data hub is part of AVAIO Digital’s expanding portfolio of hyperscale projects across the U.S. and Western Europe. The company has secured more than 1.2 gigawatts of power from utilities at campuses in Northern California, Virginia, Arkansas and Mississippi to build out full capacity with almost 450 megawatts available by 2027.
In December, AVAIO Digital announced plans to build a $3 billion data center campus on 452 acres in Appomattox County, Va. At the time, the company had confirmed 300 megawatts of power from Central Virginia Electric Cooperative and Dominion and was ready for rapid construction.
Also that month, AVAIO Digital moved ahead with plans to develop a 92-megawatt data center campus in the Bay Area. The $800 million Perseus Data Center marks the first phase of the developer’s 76-acre Pittsburg Technology Park in Pittsburg, Calif.
