Granite, Highwoods Open Dallas Mixed-Use

The property's office tower is the tallest in Uptown.

Granite Properties, in a joint venture with Highwoods Properties, has opened 23Springs, a 641,563-square-foot mixed-use property in Uptown Dallas. It features a 625,215-square-foot office tower and two freestanding restaurant buildings totaling approximately 16,348 square feet, as well as a half-acre park.

Construction at 23Springs began in June 2022. Bank OZK provided a $265 million loan for the project, one of the metro’s largest developments in recent years. The partnership topped it out in October 2024.

Designed by GFF Architects and built by DPR Construction, the 26-story office tower rising at 2323 Cedar Springs Road is the tallest in Uptown. The building features floorplans averaging 26,826 square feet and 16,000 square feet of retail space, according to Yardi Research Data.

Amenities comprise a six-level underground parking garage with EV charging stations, a two-story lobby featuring with a coffee bar, bike storage, indoor lounge with a golf simulator, a large conference center and boardroom, a 4,500-square-foot fitness center and an outdoor lounge.

The building is Fitwell-certified and designed to achieve the LEED Silver certification. Its sustainability and wellness features include indoor air filtration, a rainwater harvesting system and low-flow water fixtures, which reduce indoor water consumption by 50 percent and energy consumption by 14 percent. 

Located at the corner of Maple Avenue and Cedar Springs Road, 23Springs is within half-a-mile from several eateries and retail options, as well as near interstates 35E and 345, Texas State Highway 366 Spur and Reverchon Park. Downtown and Dallas Love Field Airport are within 4 miles.

Leasing activity at 23Springs

The Class AA office tower at 23Springs was already 63 percent leased pre-opening. Anchored by law firm Sidley Austin LLP, which occupies 118,484 square feet across four-and-a-half floors, the building will also be home to Savills, Deloitte and Bank OZK. The latter was the first one to secure a lease at the high-rise; Savills leased 10,000 square feet of space on the 14th floor, while Deloitte and Bank OZK each occupy four floors at the property.

As for the retail space, Wish You Were Here Group’s Élephante and Little Ruby’s Café leased two of the three restaurant spaces. Élephante will occupy a 10,791-square-foot two-story building scheduled to open in the first quarter of 2026. A single-story, 3,024-square-foot property will enclose Little Ruby’s Café, slated to begin serving customers in the fourth quarter of this year.
