Trammell Crow Inks Lease at Chicago Life Science Campus

Biomedical research institute Chan Zuckerberg Biohub Chicago has signed a 25,698-square-foot lease at Trammell Crow Co.’s 1375 West Fulton, a 301,260-square-foot life science building in Chicago’s Fulton Market neighborhood. CBRE Executive Vice President Dan Lyne brokered the agreement on behalf of the landlord.

The 14-story facility is part of the Trammell Crow’s two-building, 725,000-square-foot Fulton Labs Campus. Other tenants at the complex include Dimension Inx, Celadyne Technologies, Portal Innovations, Xeris Pharmaceuticals and Talis Biomedical.

Encompassing custom designed lab and office space, 1375 W. Fulton is LEED Gold and Wired Gold certified. The property features a 22,000-square-foot, three-level amenity space, including a grab-and-go market, a coffee shop, a community garden, as well as various indoor and outdoor lounge spaces. Additionally, the building incorporates vivarium access, column-free lab spaces, in-building bike valet and indoor parking comprising 110 spots.

Life sciences continue to thrive in Chicago

Located adjacent to Interstate 290, the property is 10 miles from Chicago Midway International Airport and 16 miles from O’Hare International Airport. Northwestern University and the University of Chicago are also within a 10-mile radius from the building. A recent report by Cushman & Wakefield highlights Trammel Crow’s 425,000-square-foot 400 N. Aberdeen St. property that neighbors 1375 W. Fulton, as one of the most noteworthy lab projects delivered in 2022.

The report also indicates that Chicago’s life science market has seen unprecedented growth, due to the presence of research universities in the city, a strong network of established companies in the industry, as well as the market’s competitive cost compared to other life science clusters. As of March, Chicago’s lab space inventory comprised 3.6 million square feet, with a vacancy rate of 24.7 percent. Additionally, employment in the life sciences sector is thriving, with a 10-year growth rate of 6.6 percent.
