A 208,000-square-foot, four-story Class A office building nearing completion in Seattle’s Fremont neighborhood has landed its first, and only, tenant, it was announced Thursday by that tenant, Tableau Software, a leader in business analytics software that is leasing the entire building.
The building is NorthEdge, just north of Gas Works Park near the northern shore of Lake Union, where it takes up an entire city block between North 34th Street and North Northlake Way. NorthEdge will have street-facing retail units along North 34th Street and is being developed by Seattle-based Touchstone, which told Commercial Property Executive that the building was begun in the second quarter of 2014 as a spec project.
The building’s amenities include a 38-foot-wide central outdoor courtyard, three large private terraces, LEED Gold certification (targeted), about 100 bicycle spaces, men’s and women’s shower/locker rooms with day lockers, and even, this being Seattle, kayak storage.
The building should be ready for occupancy in about August 2016 and reportedly will be occupied by more than 1,300 Tableau employees. Tableau has more than 1,200 employees in metro Seattle, between six buildings in Fremont and one in Kirkland.
“The NorthEdge building will provide us with an amazing, collaborative workspace that will allow us to attract and retain Seattle’s top talent, and more importantly, represents a long-term commitment to our home in the Fremont neighborhood,” Robert Hendrick, Tableau’s director of global real estate and workplace, told CPE. “At this time, we don’t plan to vacate any of our existing properties and look forward to growing our presence in Fremont.”
Greg Inglin, senior vp/Seattle for Colliers International, represented the developer/owner on the lease, and Tableau was represented by Parker Ferguson, principal at Flinn Ferguson.
NorthEdge’s architect is Perkins + Will, and the general contractor is Lease Crutcher Lewis.
Within the next few months, Tableau says, it will begin buildouts of additional office space at 1000 N. Northlake Ave. and 701 N. 34th St.. And in late June, it signed an agreement to expand into the entirety of 1441 N. 34th St., where it has one floor already.
