$17B Data Center Campus Coming to Virginia

EdgeCore will develop the 4 million-square-foot complex, its third in the state.

EdgeCore Digital Infrastructure will invest $17 billion into a 3.9 million-square-foot data center campus in Louisa County, Va. The company acquired 697 acres for the project designed to provide 1.1 gigawatts of capacity at full build-out. Rappahannock Electric Cooperative and affiliate Hyperscale Energy will serve as providers.

EdgeCore paid $42 million for the site that is part of Shannon Hill Regional Business Park in Kents Shore, Va., according to Data Center Dynamics. Louisa County has owned the business park since 2018 and, in preparation for this transaction, it issued $17 million in debt for assessing the land’s readiness for the project. The developer also obtained $29.5 million for future projects within the park and secured additional grants totaling $13.6 million, according to the same source.

The high-density data center campus will expand EdgeCore’s portfolio to more than 1.6 gigawatts. As part of the company’s sustainability practices, the upcoming complex will use a closed-loop air-cooled system, helping in reducing water uses to cool the facilities.

EdgeCore’s active pipeline

EdgeCore has two other data center campuses underway in Virginia. One of them is the two-building campus in Ashburn that will feature 608,000 square feet and 114 megawatts, with delivery scheduled for 2026. The second development is the 1.4 million-square-foot complex in Culpeper, set to support up to 432 megawatts of power available in early 2028. The company also has facilities in Silicon Valley and Reno, Nev.

In line with the ongoing demand for data centers across the U.S., EdgeCore also plans the expansion of its 1.7 million-square-foot campus in Mesa, Ariz., to more than 3.1 million square feet and 450 megawatts. To that end, the firm acquired a 44-acre lot last month.
