1450 Brickell Lands Three New Leases, UMLSTP Gets Four

The Class A 1450 Brickell office tower in Miami’s Brickell Financial District recently announced plans to add 23,300 square feet worth of finalized leases; the 35-story tower has landed Gentrust Wealth Management and M&A advisory firm Forrester Capital Limited as new tenants, while also signing an extension to Spanish banking institution BBVA Compass’ lease, adding 6,652 square feet to its initial contract for 8,450 square foot.

Less than two months ago, the 582,817-square-foot tower signed global insurance broker Willis of Florida Inc., who plans on relocating its regional headquarters here. Following these three leases, 1450 Brickell is now 73 percent occupied; other blue-chip tenants of the LEED Gold certified office building include JP Morgan Chase, BNY/Mellon, American Express, law firm Bilzin Sumberg, commercial real estate services firm Holliday Fenoglio Fowler LP, law firm Berger Singerman, Spanish financial institution Bancaja, City National Bank, executive search firm Korn/Ferry International and private investment firm H.I.G. Capital.

Tere Blanca and Danet Linares of Blanca Commercial Real Estate represented landlord 1450 Brickell LLC and Rilea Group in the transactions, while Kim Colquitt of Jones Lang LaSalle represented BBVA Compass. Mark Goldstein of Continental Real Estate Cos. represented Forrestal Capital, and Oscar Arellano of Fortune International represented Gentrust Wealth Management.

The University of Miami Life Science & Technology Park (UMLSTP) has also brought its occupancy rate up to 63 percent by signing four new tenants: the Miami-Dade Chamber of Commerce, the life sciences start-up company focused on drug addiction DemeRx, medical device firm Binder Biomedical and medical consulting firm Specialty Telehealth Services have all signed leases for a combined 7,550 square feet of office and research and development space. The 252,000-square-foot building, opened four months ago, is merely the first phase of the park that will eventually consist of five buildings encompassing up to 2 million square feet.
