WeWork Signs 56 KSF Downtown Houston Lease

The coworking giant will occupy floors 25 and 26 at the 1.1 million-square-foot 609 Main at Texas. The deal brings the asset's occupancy to 92 percent.

After recently leasing four floors at Southeast Financial Center in Miami, WeWork has signed a 56,000-square-foot lease at Hines’ 1.1 million-square-foot 609 Main at Texas in downtown Houston. The deal marks the second location for the tenant in the metro’s core along with The Jones Building at 709 Main St., and the fourth in the city after WeWork Galleria Office Tower I and 1725 Hughes Landing in The Woodlands.

The coworking company will occupy the 25th and 26th floors at 609 Main St. WeWork members will have access to community events, business services and amenities such as the 7,000-square-foot fitness center, while also having 24/7 access to the building. Hines developed the 48-floor office tower in 2017.

The tenant roster includes United Airlines, Kirkland & Ellis, EnVen Energy Corp. and Orrick, per Yardi Matrix information. With the current deal, the property reached 92 percent occupancy and was 94 percent committed. Colvill Office Properties Executive Vice Presidents Michael Anderson and Damon Thames worked on behalf of the landlord. Savills Southwest Region Lead & Vice Chairman Mark O’Donnell represented the tenant.
