West Walnut Hill Acquires Las Colinas Commons Office Park in Irving

Transwestern closes sale of three-building property Las Colinas Commons Office Park on behalf of Behringer Harvard Las Colinas LP.

Irving, TexasBehringer Harvard Las Colinas LP recently sold a 239,379-square-foot office campus in Irving, Texas, in a deal facilitated by Transwestern’s Investment Services Group. Las Colinas Commons Office Park was acquired by West Walnut Hill LLC.

Located at 1525, 1555 and 1621 W. Walnut Hill Lane, the three-building office park occupies 17.25 acres in the Las Colinas/Urban Center/Freeport submarket. Nearby attractions include the Dallas-Fort Worth International Airport, as well as a convenient variety of dining option and hotels for corporate users and large tenants.

Transwestern’s Vice President Steve Rowland, Managing Director Steve Simon and principals Fletcher Cordell and Nathan Durham represented Behringer in the transaction.

“The lack of speculative space slated for development in the submarket and the price point and rents Las Colinas Commons offers added to its appeal in the marketplace,” Rowland said in prepared remarks. “This property presents a compelling value-add opportunity.”

“Las Colinas continues to be one of Dallas-Fort Worth’s most active leasing markets, with consistent positive absorption and a high volume of large users choosing the submarket,” added Cordell. “Further, its proximity to DFW Airport and major highways will draw in tenants from throughout the Metroplex.”
