Welcome Group Fully Leases Durham Facility

The property is part of a 1.3 million-square-foot industrial park.

Welcome Group has signed a full-building, 100,100-square-foot lease at Welcome Venture Park, a master-planned industrial campus totaling some 1.3 million square feet in Durham, N.C. Colliers negotiated on behalf of the landlord, while Newmark represented the tenant.

An undisclosed tenant committed to Building C, part of the master plan’s Phase IIA, currently underway. Together with Building H, this phase will include approximately 200,500 square feet and its completion is scheduled for this fall.

Building C is at 1539 Hamlin Road, in an area with easy access to the Interstate 85 corridor, providing regional connections to the Research Triangle and Piedmont Triad areas. Raleigh-Durham International Airport is 21 miles southeast.

The facility features 32-foot clear heights, 53-foot by 54-foot column spacing, 27 dock doors and rear-load configuration. It also has 125 associated parking spaces.

Colliers Executive Vice President & Principal Larry Lakins, together with Executive Vice Presidents Andrew Young and Hunter Willard, as well as Associate Shields Liggett, worked on behalf of Welcome Group. Newmark Senior Managing Director Doug Brock represented the tenant.

Master-planned industrial campus in Durham

Welcome Group broke ground on the project in 2023. The firm is developing the 160-acre campus in conjunction with RW2 Development Co., Landmark Builders, Kimley-Horn, WithersRavenel, HagerSmith Design and Sullivan Eastern. Colliers is spearheading leasing at the property.

Phase I, completed in 2024, consists of four buildings totaling 395,000 square feet. Its warehouses are more than 90 percent leased to Cavalier Logistics, Great Day Improvements, DeHaven’s Transfer & Storage, PEP Move, Mobile Communications America and the Food Bank of Central & Eastern North Carolina.

The next chapter at Welcome Venture Park involves the development of Phase IIB, which will add 439,560 square feet across Buildings I and J. Delivery is scheduled for late 2027 and early 2028.

At full build-out, the industrial complex will include 10 facilities.

Raleigh-Durham’s industrial construction surge

Construction activity in the Raleigh-Durham metro remains elevated, in line with broader industrial market trends.

During the first five months of 2026, developers broke ground on 16 projects totaling 3.4 million square feet, according to Yardi Matrix information. Construction starts marked a 437 percent jump from the same period of 2025, when ground broke for only two developments, amounting to 632,992 square feet.

There were 29 properties totaling 8.1 million square feet underway in the metro in May, the same source shows. One of them is AbbVie’s $1.4 billion manufacturing campus, the biopharmaceutical company’s first in the state. Delivery is slated for 2028.
