Tucson MOB Breaks Ground

Pacific Medical Buildings' $19 million project is underway alongside the Carondelet St. Mary's Hospital campus. The development is preleased to three health-care tenants.

Pacific Medical Buildings has broken ground on St. Mary’s Medical Pavilion, a $19 million, 55,062-square-foot medical office development next to Carondelet St. Mary’s Hospital in Tucson, Ariz. The project is expected to deliver in July 2020. 

Carondelet Medical Group is anchoring the two-story development with a 23,000-square-foot lease. The project’s other committed tenants are The Oncology Institute of Hope and Innovation and Marana Health Clinic.

The 3.8-acre development site is located on West St. Mary’s Road adjacent to Century Medical Plaza, which PMB acquired from Healthcare Realty Trust in December 2018. Once the project is complete, the developer plans to demolish the dated asset to make way for a 275-space parking lot. The surrounding area has a high concentration of medical facilities: Compass Health Care, Arizona Kidney Disease and Hypertension Center and Pima Heart Associates are nearby.

St. Mary’s Hospital is the longest continuously operating hospital in southern Arizona, founded in 1880. The facility offers services in heart and vascular surgery, advanced stroke care, cancer treatment and emergency care. The property is located within 2 miles of the Tucson Convention Center and its upcoming DoubleTree by Hilton broke ground earlier this year.
