TriNetX Renews Boston-Area Lease

CBRE-owned and managed 125 Cambridge Park Drive in Cambridge, Mass., keeps leasing prospects close, but its tenants closer. The owners were represented in-house in a recent 20,000-square-foot lease expansion. Cristopher Rogers and Ellen Cullinan of Freudenheim Partners represented the tenant, global health research company TriNetX.

Working with the existing landlord helped create the opportunity to both expand and relocate before the current lease expired without incurring additional expenses. Given TriNetX’s explosive growth this was an extremely attractive option,” Ellen Cullinan, Freudenheim Partners executive vice president, said in a prepared statement.

According to Yardi Matrix data, the 201,922-square-foot, Class A asset was built in 1985 and was renovated twice since its completion, in 2002 and 2012. Amenities include an outdoor lounge, bocce ball court and fire pit, a game and yoga/meditation room, fitness center, conference facility, a full-service kitchen and lobby iPad bar. It also encompasses 404 parking spaces with valet parking.

The building is in the vicinity of restaurants, retailers, banks, fitness centers, hotels and theaters, within walking distance of Kendall Square, Harvard Square and 30 minutes away from downtown Boston. According to the building’s website, the location offers six available spaces ranging from 3,520 to 8,162 square feet.
