Top 5 Office Projects Under Construction in Houston

Houston’s office projects under construction totaled 1 million square feet as of November, according to Yardi Matrix data. The metro ranked fourth in the southern region, with only Dallas (2.6 million square feet), Austin, Texas (1.5 million square feet) and Miami (1.2 million square feet) surpassing it.

However, when also taking into account underway projects that will be owner-occupied, Houston office space that is in the works reached 2.6 million square feet of space. The market’s construction pipeline accounted for 0.9 percent of its total office inventory, 20 basis points above the national average.

The following list comprises the metro’s five largest office developments, which total almost 1.6 million square feet. Out of them, three are part of The University of Texas MD Anderson Cancer Center’s expansion plan, strengthening Houston’s position as the market with the largest inventory of medical office space nationally.

1. MD Anderson South Campus Research – Building 5

Ranking first is Building 5 within the MD Anderson South Campus Research project. The University of Texas MD Anderson Cancer Center broke ground on the seven-story, 600,000-square-foot development in 2023. The purpose-built facility will enable collaborative science and accelerate efforts to cure cancer.

Elkus Manfredi Architects, in partnership with Kirksey, designed the $668 million investment that is set to come online next spring. The building will provide infrastructure for cryogenic microscopy, flexible and core lab space and will also have a conference center and café.

The facility is rising at 1920 Old Spanish Trail and is an extension of the Texas Medical Center’s Helix Park, a 5.4 million-square-foot development. Downtown Houston is within 6 miles from the 14-acre site.

2. CITYCENTRE Six

The next project on our list is CITYCENTRE Six, a 320,000-square-foot building. Midway started construction on the 19-story project in February last year and expects to complete it in the first half of 2026. Material science company Dow has already preleased 208,000 square feet at the building.

Partners on the project include Kirksey, Munoz + Albin Architecture and Planning, along with OJB Landscape Architecture. Amenities are set to include a nine-level podium parking structure, private terraces and an urban plaza shared with Marathon Oil’s headquarters building.

Rising at 800 Town and Country Blvd. the project is part of CITYCENTRE, a 2 million-square-foot mixed-use development that comprises five already-completed office properties, 1,120 luxury units and a 255-key hotel. Plans also call for a seventh office structure.

3. 7510 Bertner Ave.

This fall, The University of Texas MD Anderson Cancer Center broke ground on another facility near the Texas Medical Center. The institution started work on 7510 Bertner Ave., a 281,254-square-foot R&D building set to come online in 2028.

The facility is taking shape on the site of a former MD Anderson maintenance building. The project is close to an MD Anderson proton therapy center and the fourth building within South Campus Research, as well as 6 miles from the city’s downtown.

Perkins & Will designed the project, while Turner Construction Co. is the general contractor, the Houston Business Journal reported. The $239.2 million development will be used for preclinical research.

4. MD Anderson Consolidated Service Center

The next project is another facility from The University of Texas MD Anderson Cancer Center. At the beginning of the year, the institution started work on MD Anderson Consolidated Service Center, a 251,444-square-foot medical office facility rising on 14 acres.

Scheduled to come online in August next year, the $100 million project is taking shape at 3115 Pawnee St. Texas Medical Center will be within 2 miles, while downtown Houston will be 6 miles away.

5. The RO

Rounding out the top five projects is a 146,000-square-foot office development. Transwestern Development Co. broke ground on the building representing the first phase of a mixed-use plan dubbed The RO. The firm expects to complete it next June.

The project is set to extend the River Oaks neighborhood and will span 17 acres. In November, the company started work on the second phase of the project, which will include a 317-unit luxury community dubbed The Clayton, 80,000 square feet of retail space and the first Auberge-branded hotel and residences in Houston.
