Top 5 Office Projects Under Construction in Chicago

These developments accounted for almost 1.3 million square feet of the metro’s pipeline, Yardi Matrix shows.

Chicago’s office projects under construction totaled roughly 203,000 square feet as of April, accounting for just 0.1 percent of its total stock, Yardi Matrix data shows. The metro had one of the slowest construction activities among gateway markets, with limited Class A office projects underway. Boston remained in the lead, with 3.9 million square feet, followed by Manhattan (2.9 million square feet).

However, when also including owner-occupied projects, Chicago office space that is underway reached 1.4 million square feet. The market’s share out of total stock accounted for 0.4 percent, 30 basis points below the national average.

The following list comprises the metro’s five largest office developments, which total almost 1.3 million square feet. Out of them, three are medical office buildings.

1. AbbVie Foundation Cancer Pavilion

The largest project currently underway in the metro is the AbbVie Foundation Cancer Pavilion, a 575,000-square-foot building taking shape within Hyde Park Campus. The University of Chicago Medicine is working on the state’s first freestanding center dedicated exclusively to cancer care and research.

Built according to LEED Gold standards, the project also reflects ongoing green building trends in large-scale office development. The $815 million development broke ground in September 2023 and is scheduled to come online in April next year. Funding for the project included a $75 million donation from AbbVie Foundation.

The asset is located at 5654 S. Drexel Ave., close to Interstate 90 and 9 miles from downtown Chicago. The facility will have 90 exam and consultation rooms, 80 inpatient beds, imaging suites, infusion rooms, a pharmacy and an oncology rapid response clinic. Amenities are set to include a café, community gathering space, wellness center and physical and occupational therapy rooms.

2. 9900 128th Ave.

Uline is working on 9900 128th Ave., a 366,000-square-foot office building in Pleasant Prairie, Wis. The three-story building, also known as Uline Corporate H4, is part of Prairie Highlands Corporate Park and is being developed on a 45-acre plot.

This marks the company’s fourth headquarters office building in the area. The facility will house about 1,300 employees and will be close to Interstate 41, roughly midway between Milwaukee and Chicago. Completion is scheduled for next weeks.

3. Northwestern Medicine Cancer Center Expansion

Northwestern Medicine is expanding its cancer center in Warrenville, Ill., with a 166,492-square-foot. The company broke ground on the project in March 2025 and is scheduled to come online by the end of the year.

The expansion includes the addition of two new stories onto the cancer center and a three-story parking garage. The building will grow the number of infusion stations from 26 to 38, will have additionally diagnostic imaging and a larger laboratory testing.

Last year, Northwestern Medicine also presented plans for a new hospital tower, at 327 E. Huron, within their Streeterville campus in Chicago. the building would rise on the former site of Lakeside Veterans Affairs Hospital tower, which was demolished in 2009. The hospital could break ground next year and open by 2031.

4. Illinois Quantum & Microelectronics Park – Phase I

Last September, Related Cos. and CRG broke ground on the first phase of the Illinois Quantum & Microelectronics Park in Chicago. The development will be the first campus built for quantum technology and microelectronics innovation and scale-up. The complex is part of the 440-acre Quantum Shore Chicago master plan.

The first building to break ground is an 80,700-square-foot office and research facility, set to deliver next year. Located on the former U.S. Steel South Works at 8080 S. DuSable Lake Shore Drive in South Chicago, the facility will be about 13 miles from downtown Chicago and 14 miles from Chicago Midway International Airport.

PsiQUantym will be the park’s anchor tenant. Funding for this project include a $500 million investment in IQMP from Illinois and another $200 million to support the Chicago Quantum Exchange. Blue Owl Capital provided land acquisition and vertical development financing.

5. Northwestern Medicine Huntley Hospital

Rounding out the top five office projects under construction in Chicago is Northwestern Medicine’s Building 3, a medical outpatient facility within the Huntley Hospital campus, in Huntley, Ill. The 79,430-square-foot property broke ground in August and will come online next year.

Taking shape at 10400 Haligus Road, the facility is about 39 miles from Chicago O’Hare International Airport. The four-story building is the fourth structure within the medical campus.
