Three Companies, Three Sides, One Development

Three developers have teamed up to build a mixed-use development in the heart of D.C.’s NoMa neighborhood. What’s special about the project is that the new building will only have three sides.

Ditto Residential, Zusin Development and Sivan Properties have joined forces to build a triangular, eight-story building at 301 Florida Ave. NE, the Washington Business Journal reported. The three partners filed an application with the D.C. Zoning Commission on Tuesday, September 8, for the project.

Plans call for the construction of a 66,010-square-foot, glass-clad building, with 56 residential units and 4,837 square feet of ground-floor retail space. Designed by DEP Designs LLC, the project will be LEED Gold certified and will include a green roof, efficient energy and water systems, bicycle parking and other sustainable features. Four of the 56 residential units will be affordable, as required by D.C.’s inclusionary zoning law.

According to the Washington Business Journal, the joint venture has requested the ability to provide no on-site parking. The developers did however propose to invest $125,000 and redevelop all or just portions of N. Street NE as a public plaza. If this proposal is not feasible, the partners intend to invest the same amount for the installation of a new Metro station entrance, or to an organization selected by the local advisory neighborhood commission.
