Third Phase of Surf City Pierside Pavilion Underway

Theory R. Properties is gearing up for the addition of a four-story building, which will house high-end retail, an upscale restaurant with a rooftop terrace and office space.

Theory R. Properties, together with Morris Construction and architect Team Design, is gearing up to launch the last expansion and remodeling phase of Pierside Pavilion in Huntington Beach, Calif. The third phase will add a four-story, 30,000-square-foot building which will house high-end retail on the ground floor, a second-floor upscale restaurant with a rooftop terrace and two floors of office space. LaRue Business Group is leading leasing for the project, which will be rebranded as the Huntington Surf and Sport Building.

Before

Theory R. Properties acquired the building located at 300 Pacific Coast Highway, across from the pier, in 2002 and began a significant property remodeling and expansion designed by Team Design owner Jeff Bergsma in 2016. Phase I was recently completed and consisted of a refacing and expansion of store fronts to the drip-line.

Now

Phase II is nearing completion this summer and involves the installation of new elevator banks, stairway access to BLK restaurant and a clearing of the courtyard in preparation for phase III. Morris Construction President Chris Morris noted the complexity of the project when building at and even below sea level.

Currently, the nearly 90,000-square-foot property houses a collection of shops, offices and restaurants. Tenants include Huntington Surf & Sport, Volcom, Hurley, BLK, Ponderosa Steak House, Gallagher’s Pub and Grill and Fred’s Mexican Café.

The project will total more than 120,000 square feet after the completion of phase III. The 8,000-square-foot restaurant will feature a large indoor area, as well as a partially covered terrace offering views of Huntington Beach. The expansion will also add more than 10,000 square feet of office space with balconies.
