Tennessee’s Highest Income County Gets More Retail

CBL & Associates Properties, Inc. opened the redevelopment portion at the super regional shopping destination CoolSprings Galleria in Franklin, TN. The 1,117,125-square-foot mall is located in Williamson County, which boasts Tennessee’s highest per capita income.  CoolSprings Galleria’s primary trade area population of 908,634 is expected to expand by 7.41 percent by 2019, with average household incomes set to grow by 6.59 percent.

The newly-opened component houses an assortment of fashion stores and fine dining locations, some of which are exclusive to the Nashville market, such as American Girl. The redeveloped component, a former Sears location, has recently seen a slew of openings, such as Sephora and H&M, which will continue through the fall.

One of the biggest components of the redevelopment effort is Belk’s $12.6 million expansion and renovation at CoolSprings. Phase one opened this March, adding a 50,000-square-foot Belk Men’s and Kid’s store in the former Sears building. Phase two will open this fall with the complete renovation of Belk’s existing location into a 135,000-square-foot Belk Women’s & Home store.

The former Sears building was acquired by CBL in July 2013 along with another former Sears property at the CBL-owned Fayette Mall in Lexington, KY.
