Strive Workspaces Opens Nashville Flex Offices

This is the company's first location in Tennessee.

Flex office provider Strive Workspaces has opened its newest location at Expansive’s 501 Union St., in downtown Nashville, Tenn. The tenant will occupy Suite 400 at the 88,812-square-foot property. The coworking space features private offices, meeting rooms, lounges and common areas.

Strive Nashville marks the provider’s 16th location nationwide and the first one in Tennessee. The firm has flex offices in five other U.S. states, namely Texas, Michigan, Washington, Colorado and New Jersey. Three out of the eight coworking spaces in Texas operate under the CityCentral brand.

A downtown Nashville asset

Expansive acquired 501 Union St. in 2017 for $8.9 million, or $99.65 per square foot, according to Yardi Matrix information.

Completed in 1974, 501 Union St. rises seven stories and features 11,000-square-foot floorplates, as well as retail and dining space on the ground floor. Strive Workspaces will join Expansive in the tenant roster, which occupies more than 80,000 square feet at the mid-rise. The property is close to U.S. Route 41, as well as interstates 24 and 40. The Tennessee State Capitol, Ryman Auditorium, Nissan Stadium and Bridgestone Arena are within 1 mile of the office building.

As of November 2025, Nashville’s average office listing rates clocked in at $31.64 per square foot, up 2.1 percent year-over-year, yet slightly below the national figure of $32.77 per square foot, according to a recent Yardi Matrix report. The average vacancy rate in the metro stood at 17.7 percent, marking a 20-basis-point increase on a 12-month basis. Meanwhile, the national vacancy rate dropped 90 basis points to 18.5 percent during the same month.
