Strategic Storage Trust II Acquires Denver Asset

Denver—Strategic Storage Trust II, which is sponsored by SmartStop Asset Management, recently purchased Saddle Rock, a state-of-the-art, self-storage facility located in Aurora, Colo., totaling approximately 400 units and encompassing roughly 53,360 rentable square feet.

Developed in 2012, the facility is located at 6950 S. Gartrell Road and sits on 5.51 acres. The 10-building property is approximately 95 percent occupied and offers a variety of climate-controlled units, drive-up and RV parking, according to Yardi Matrix.

“This facility is in a solid retail location—a growth market with excellent demographics,” Michael Schwartz, chairman & CEO of SST II, said in a statement. “We will continue to focus on major metros, like the greater Colorado market, which offer tremendous long-term value.”

SST II also recently acquired a self-storage portfolio in North Carolina. The purchase totaled 4,850 units, 76 buildings and 553,500 rentable square feet.
