Stonemont JV Inks 733 KSF Lease at Savannah Industrial Park

Stonemont Financial Group has signed a 733,200-square-foot lease at Georgia International Trade Center’s Building 4A, in Port Wentworth, Ga. Armstrong Logistics Inc. will fully occupy the facility, expanding its East Coast presence.

NAI Global negotiated on behalf of the tenant while Cushman & Wakefield and Gilbert & Ezelle will oversee all leasing efforts at the project.

The industrial property is the latest addition at the 1,150-acre industrial campus that Stonemont is developing in joint venture with Chesterfield and The Davis Cos.

Other development partners include Omega Construction as general contractor, Thomas & Hutton as civil engineer and Atlas Collaborative as architect. Stonemont financed the project with a $39.8 million construction loan originated by Manufacturers and Traders Trust Co. in October 2023 and with a maturity date in 2027, CommercialEdge data shows.

Building 4A is at 1001 Trade Center Parkway and includes 40-foot clear heights, four drive-in doors, cross-dock configuration, ample column spacing, 60-foot speed bays, 175 dock-high doors, 208 trailer parking spots and 186 vehicle parking spots, with the possibility of expansion to up to 275 vehicle parking spots. The facility is the 10th building to be completed within the industrial campus.

Georgia International Trade Center has approximately 8 million square feet of industrial space under development or completed and is the newest large-scale Class A industrial campus in the Savannah metro. In late 2023, the joint venture partners completed two industrial buildings totaling 2.7 million square feet at the property, both built-to-suit projects for Lowe’s.

The industrial campus is in Effingham County, on the northern border of Chatham County, located 10 miles from Georgia Ports Authority’s Garden City Terminal. The property is also rail-served and offers access to Interstate 95 Georgia State Route 21. Current tenants include Serena & Lily, Geodis, Shaw Industries, Pacific Cycle, Sunland Logistics and Dewell Container Shipping.

Savannah’s growth spurt continues in 2024

Another significant industrial project planned near Savannah is Rockingham Farms Commerce Center, a two-phase, four-building industrial campus that will total 1 million square feet at full build-out. Developers INDUS Realty Trust Inc. and Scannell Properties intend to commence construction this quarter.

In late 2023, construction began at Dorchester Commerce Park in Liberty County, Ga., about 30 miles southwest from the Port of Savannah. The three-building, 2.1 million-square-foot speculative industrial project is owned by Flint Development, with Caddell Construction as general contractor.
