TierOne Development has begun construction on a speculative 38,600-square-foot office/medical development in Sugar Land, Texas. Transwestern is spearheading leasing efforts for the project, which is slated for completion in the second quarter of 2018.

Located at 7619 Branford Place, the Class A building is just outside the Telfair residential community and adjacent to Costco. The property benefits from unobstructed frontage on Highway 59 and is one mile from the Memorial Hermann Surgical Hospital First Colony.

There is a limited supply of large blocks of medical space in Sugar Land, according to Transwestern Vice President Ashley Cassel, who is providing leasing services, together with Senior Vice President Tim Gregory. The company has recently strengthened its health care advisory services with the appointment of Peter Stojkovic to the role of national managing director.

“The central location between major hospitals, combined with the lack of medical restrictions, make 7619 Branford ideal for surgery centers, imaging centers and medical clinics, as well as general office users,” said Gregory, in a prepared statement. “In addition, the building offers competitive rates and above-market TI allowances.”
