Sony HQ Trades for $67M

The former owner has fully occupied the building since 2009.

California-based LBA Properties has purchased a 461,000-square-foot Class A office building in San Diego from Sony Electronics Inc. for $67.4 million, the San Diego Union-Tribune reported. The building serves as Sony Electronics’ North American headquarters.

CBRE arranged the financing and advised the seller on the transaction. This is the first time the building has been put up for sale.

Sony built the mid-rise office building on 7.9 acres in 2009 for $150 million and has been the sole occupant ever since. The transaction is a sale-leaseback in which Sony will continue to occupy parts of the building. The property features 11 stories, a separate parking structure with 1,500 parking spaces, a sky terrace, conference rooms, a fitness center and a 600-seat auditorium, Yardi Matrix data shows.

CBRE’s team of First Vice President Hunter Rowe, Executive Vice Presidents Darren Morgan and Matt Carlson, and Managing Director Erik Bridy represented Sony in the sale. CBRE’s Vice Chairmen Scott Peterson and Dave Milestone, and Vice President Michael Kolcum arranged the financing. 

Located at 16535 Via Esprillo in San Diego’s Rancho Bernardo submarket, the asset is 24 miles outside of the downtown area and 26 miles from the San Diego International Airport. The building is off Interstate 15 and in proximity to the Rancho Bernardo Branch Library as well as multiple retail and dining options.

Vacancy continues to rise

Class A vacancy in San Diego rose 10 basis points to 14.9 percent in the third quarter of 2025, according to a recent CBRE office report. This signals the market’s highest rate since 2012; Class A was the only office segment with positive net absorption of 13,960 square feet.

In October, the tallest building in San Diego traded for $120 million. Irvine Co. sold the trophy asset at One America Plaza to Saca Development. Oram One America Plaza LLC also has a stake in the property.

Also, Lincoln Property Co. with Strategic Value Partners, acquired the former San Diego Tribune building in San Diego’s Mission Valley submarket this past September. The joint venture purchased the 350,000-square-foot campus for $92 million from CIM Group.
