SoCal Industrial Facility Changes Hands

Ironwood Partners traded the recently completed, 120,756-square-foot food-grade warehouse for nearly $16 million. The new owner fully occupies the property.

Ironwood Partners has traded the Alder Logistics Center, a newly completed, 120,756-square-foot industrial asset in the Inland Empire, to Lincoln Transportation Services for $15.9 million, according to public records.

Voit Real Estate Services’ Frank Geraci, Juan Gutierrez and Adam Geiger marketed the asset on behalf of the seller. 

Located on 6.3 acres at 1450 N. Alder Ave. in Rialto, Calif., the property is in a heavily industrial district, with more than 5.3 million square feet of space coming online in the past three years, per data from Yardi Matrix. The Foothill Freeway traverses the area less than a mile to the north, providing direct access through much of the Los Angeles metro.

The development broke ground in October 2017 and construction wrapped up early this year. The warehouse features 32-foot clear heights, 22 dock-high loading doors, a drive-in door and a secured 181-foot truck court. The building also contains 5,674 square feet of office space.

A little more than 25 miles south, Rockefeller Group sold a recently completed 407,000-square-foot distribution facility. KKR acquired the asset for $43.5 million.
