SkyWalker Properties Inks Lease at DFW Office Building

The United Football League will occupy two floors at the 70,000-square-foot property.

SkyWalker Property Partners has signed a 19,768-square-foot lease at its 69,556-square-foot office building in Bedford, Texas. Fox Sports’ United Football League will occupy two floors to conduct its operations for the San Antonio Brahmas and Michigan Partners.

Transwestern Associate Trevor Brown and Principal Theron Bryant represented the landlord, while Cushman & Wakefield Managing Director Dean Collins worked on behalf of the tenant. Last year, Collins was part of the team that represented M Financial Group in a 52,000-square-foot lease at a 12-story, Dallas office development.

The building is now 86 percent leased. Other tenants include CFS Software, CoAdvantage, CNK Architects and Carleton Management Services, according to CommercialEdge information.

SkyWalker acquired the asset in 2012, the same source shows, and renovated it in 2017 and 2022. Upgrades consisted of replacing the roof and HVAC system and adding new speculative suites. Other features of the Class B property include 23,300-square-foot average floorplates, two passenger elevators and some 210 parking spaces.

Located at 3301 Airport Freeway, the building is close to several dining and retail options, including Euless Town Center. Downtown Dallas is 21 miles away, downtown Fort Worth is some 16 miles southwest and Dallas/Fort Worth International Airport is less than 10 miles northeast.

The Metroplex’s mixed signals

According to the latest CommercialEdge report, the Dallas office market’s vacancy rate clocked in at 18.9 percent as of November, 70 basis points above the national average. The metro’s listing rate during the same period was $27.6, down 3.9 percent year-over-year.

Recent significant leases in the area include HF Sinclair Corp.’s 90,609-square-foot agreement at Clarion Partners’ 20-story tower. Additionally, Haynes and Boone LLP signed a 142,000-square-foot commitment at Harwood No. 14, a 27-story high-rise owned by Harwood International.
