Freddie Mac Funds $50M for Pair of Alabama M-F Properties

The Dallas office of Holliday Fenoglio Fowler L.P. has secured a $50.78 million loan through Freddie Mac for the owners of two Alabama multi-family properties with a total of 792 units. HFF director Brian Carlton arranged the 10-year, fixed-rate loan on behalf of the borrower, The Greens at Tuscaloosa, a limited partnership, and Lindsey Management Co. Proceeds were used to retire construction financing for The Links at Tuscaloosa, a 408-unit community, and The Greens at Tuscaloosa, a 384-unit development. The Dallas and San Diego offices of Holliday Fenoglio Fowler L.P. has announced that they secured a $20 million bridge loan for the recapitalization of 1,000 acres in the Dallas Logistics Hub. The hub is a 6,000-acre, master-planned development.Working on behalf of the Allen Group, HFF associate director John Ahmed and senior managing director Tim Wright placed the 36-month, adjustable-rate loan with American Bank of Texas. Sydney-based Lend Lease Corp., a multi-national real estate investor and manager, has engaged Holliday Fenoglio Fowler L.P. to sell its 50 percent interest in the 2.6 million-square-foot King of Prussia Mall, in metro Philadelphia. John Pelusi, HFF’s executive managing director, along with Glenn Whitmore and Chris Turner, senior managing directors, will lead the sales team. The buyer was San Francisco-based Fowler Property Acquisitions; the seller, Denver-based Simpson Housing L.L.L.P. Located on about 54 acres on Holcomb Bridge Road, Conifer Crossing is about 17 miles northeast of Atlanta’s CBD, and is currently 98 percent occupied. In the vicinity of the property is about 10 million square feet of office space, including Technology Park/Atlanta, a 3.8-million-square-foot business park primarily occupied by technology-related tenants. ING Clarion Partners L.L.C. has sold the Roosevelt Raceway Center in Westbury, N.Y. The New York office of Holliday Fenoglio Fowler L.P. announced the finalization of the $103 million sale and arranged financing, representing the buyers, the Mattone Group and Gartenstein Properties, who put up $32.3 million in cash.
