S2 Industrial Buys Metroplex Industrial Park

The shallow-bay property previously traded in 2023.

S2 Industrial Inc. has acquired Point 820, a 589,022-square-foot campus in Fort Worth, Texas, and will rebrand it as Panther City Industrial Park. Longpoint Realty Partners sold the shallow-bay industrial property after three years of ownership, according to public records.

Panther City Industrial Park comprises 31 buildings developed between 1966 and 1968 across a 34-acre site. The campus is at 5721 E. Rosedale St., just off Interstate 820, also providing easy access to state routes 303 and 180, as well as interstates 20, 30 and 35.

Because the previous ownership has recently renovated the building’s common areas and exterior facades, the new owner plans to invest in upgrading suite interiors. S2 Industrial’s property management arm, Fort Management, will handle day-to-day operations at the property.

S2 Industrial, the investment platform of S2 Capital, currently owns and manages more than 8.5 million square feet of industrial space across 17 U.S. markets. Prior to the current acquisition, the platform’s Texas holdings amounted to 50 such properties.

Dallas leads the U.S. for industrial sales

Dallas-Fort Worth has registered more than $2.3 billion in industrial investment sales year-to-date through May, according to a recent Yardi Matrix report, ranking first in the U.S. Chicago and New Jersey, both at $1.5 million, rounded out the top three.

In one of the largest deals of the five-month interval, Dalfen Industrial paid $207.5 million for a 1.4 million-square-foot industrial portfolio consisting of 19 warehouse assets, out of which 13 are located across Dallas-Fort Worth.
