Rockefeller Group Finds Manhattan Elbow Room for Deloitte

Headquartered nearby in Rockefeller Center, the global consulting firm is expanding into 1221 Avenue of the Americas. Since the start of a three-year renovation in 2013, the trophy tower has tallied more than 1.5 million square feet in new leases and and renewals.

Deloitte signed a lease with Rockefeller Group for 98,000 square feet on the 39th and 40th floors of 1221 Avenue of the Americas in Manhattan. The company is expanding from its current headquarters at 30 Rockefeller Plaza.

The two buildings share the Rockefeller Center Concourse, an underground network of corridors featuring retail shops, dining and entertainment that connects more than 20 million square feet of office space from Fifth Avenue to Seventh Avenue.

This lease brings the total square footage of new leases and renewals to more than 1.5 million since the announcement of a major capital improvements program that took place from 2013 to 2016. Designed by MdeAS, renovations included new entrances, side-street plazas with outdoor seating, a new street-level facade, interior stonework and lobby artwork by Mark Bradford.

“As our Tri-State practice continues to grow, adding space at 1221 Avenue of the Americas is a great fit,” said Steve Gallucci, Tri-State managing partner, Deloitte LLP, in prepared remarks. “The connectivity between 1221 and 30 Rock means more space options for our professionals in a building that is easily accessed from our current location.”

The building is now 98 percent occupied with 25,000 square feet remaining on the 15th floor and 40,000 square feet on the second floor, which features a 350-seat auditorium and escalator access from the lobby. Ed Guiltinan, senior vice president & head of Leasing in New York for Rockefeller Group, led the lease negotiations on behalf of the building ownership.

“The building continues to draw a wide array of tenants, from professional services and financial services to technology, media, and entertainment. The building offers tenants one of the most commuter-friendly and amenity-rich locations in Manhattan,” said Guiltinan, in prepared remarks.
