Pacific Office Trust Buys 4 San Diego Buildings
Pacific Office Properties Trust Inc. has acquired four San Diego-area office buildings totaling 129,000 square feet. Pacific Office acquired the portfolio in partnership with an institutional co-investor and will own a 32 percent managing ownership interest in the properties. The four new properties include twin office buildings in the Scripps Ranch Business Park in San Diego, and the Palomar Heights Corporate Center and an adjacent office building in Carlsbad, Calif. The transaction completes Pacific Office’s acquisition of a seven-building San Diego portfolio, three buildings of which were acquired last month. About a month after appointing a new CEO, debt-troubled Maguire Properties Inc. is moving forward with a number of initiatives intended to deal with its problems, including the sale of office properties in Orange County, Calif. Other steps the company is taking include changes to senior management, seeking additional financing, and returning company headquarters to Downtown Los Angeles. The world is getting smaller, perhaps warmer, certainly more crowded and probably wealthier, but most of all, it’s getting older. For example, by 2030 one in eight of the world’s people will be over 65. Credit Crunch Descends on San Francisco Office
Like the office sectors elsewhere, San Francisco’s market has seen damage to commercial real estate investment from the credit crunch. The board of governors of the Port Authority of New York and New Jersey voted late last week to give Silverstein Properties Inc. additional time to complete World Trade Center Towers 3 and 4. The extension will allow SPI to continue to pursue Merrill Lynch as the sole tenant of Tower 3; Merrill Lynch’s specific needs (such as large trading floors) would require some redesign of Tower 3, including its foundation and that of Tower 4. Even in an uncertain economic climate and a housing crisis, the Phoenix residential market is making new retail construction possible, noted Don Sheckell, managing principal for De Rito Partners Inc.
