Pair of Firms Lease 250,000 SF at ProLogis Complex in Japan

ProLogis has signed new lease agreements for approximately 250,000 square feet of distribution space in Osaka, Japan to two third-party logistics providers.Sankyu Inc. has leased approximately 184,600 square feet at ProLogis Parc Osaka II, a distribution facility located at the Port of Osaka. Sankyu currently leases approximately 54,000 square feet from ProLogis at ProLogis Parc Amagasaki.Also at ProLogis Parc Osaka II, Kintetsu World Express  has leased approximately 64,500 square feet. Eola Capital Signs University to 81,500-SF Lease in Tampa

Eola Capital, an Orlando-based real-estate investment company, has agreed to an 81,500-square-foot, 10-year lease at Tampa’s  Sabal Corporate Center with the Ft. Lauderdale-based Nova Southeastern University. The three-story, suburban office building located in Tampa will serve as the new location for NSU’s Tampa Student Educational Center. NSU has other Student Educational Centers in Miami, West Palm Beach, Orlando, Jacksonville and Ft. $180M New Haven Redevelopment Breaks Ground

At what was formerly the site of the Shartenberg Department Store in New Haven, Conn., a major redevelopment project has broken ground, marking the largest project for the city in more than 20 years, and the largest residential building ever built in the entire state. The redevelopment of the 700,000-square-foot area (pictured) located at 360 State St. will be managed Suffolk Construction Co., a privately-held building contracting firm headquartered in Boston. China’s Tallest Tower Breaks Ground in Shanghai 

Ground has broken on Shanghai Tower, planned to be China’s tallest building at 2,074 feet high. The project, being developed by Shanghai Tower Construction & Development Co. and designed by Gensler, is slated for completion in 2014.Shanghai Tower (pictured) is located in the Luijiazui Finance and Trade Zone. The project will complete a trio of towers including the adjacent Jin Mao Tower and Shanghai World Financial Center. The building will house Class-A office space, retail, a luxury hotel and cultural venues. San Fran Approves $2B Housing, Stadium Plan

The San Francisco Board of Supervisors has approved a resolution endorsing the funding plan for the redevelopment of Candlestick Point and Hunters Point Shipyard, which will entail the construction of 10,500 new homes, retail, office, open space and a new stadium for the city’s 49ers football team.Kofi Bonner, president of Lennar Urban’s Bay Area division, said that Lennar will contribute more than $500 million for the project which makes possible a 32 percent affordable housing rate and over $82 million in community benefits during the multi-year development. Slowdown Ties Up Boston Builders

The combination of Boston’s softening leasing market and the restrictive debt market will create high hurdles for office development through most of 2009. “A lot of (projects) may sit in limbo,” said Stephen Brodsky, senior vice president and head of Grubb & Ellis Co.’s Boston regional office.Few developers find themselves in Boston Properties Corp.’s fortunate position. Matrix Development Group has acquired an 82-acre site in New Jersey that includes a total of some 342,000 square feet across 13 office and labratory buildings. The site has 2,000 feet of frontage on the New Jersey Turnpike near exit 8A. The price for the property has not yet been revealed. $300M California Hospital Expansion Gets Nod from City Council

The City Council of Valencia, Calif., has approved the $300 million expansion plan for Henry Mayo Newhall Hospital, under which the facility will gain a new patient wing and three additional medical buildings, along with a helipad and new parking structures. The 15-year master plan for the expansion aims to allow the hospital to better accommodate the growing population of the surrounding Santa Clarita Valley.
