San Diego—One of RAF Pacifica Group’s San Diego-area creative industrial assets is reportedly already 50 percent pre-leased. The spec development known as el•e•vate is still months away from completion but a slew of leasing agreements is already proving the local developer right.
Taking shape at 2870 and 2864 Whiptail Loop in the Carlsbad submarket, el•e•vate will offer 156,977 square feet of space when completed. The two-building project was originally meant to serve distribution tenants in the area, but its tenant roster is displaying interest from diverse industries. As of the end of November, the campus is 50 percent leased to three companies: UNITE Eurotherapy, B&D Nutritional Ingredients and Hydrogenics.
UNITE is a global hair care supplier that has signed on for 54,018 square feet of space, which will be used as the company’s corporate headquarters. Dietary supplement distributor B&D Nutritional Ingredients will take over 10,994 square feet of space once the complex is finished. Hydrogenics is a Canadian company that specializes in manufacturing clean energy technology involving hydrogen and fuel cells. The clean tech company will occupy 5,509 square feet of space. The leasing process is being handled by Colliers International representatives Tucker Hohenstein, Mike Erwin and Conor Boyle.
el•e•vate will feature 56 dock-high and 21 grade-level doors, as well as 27- and 32-foot clearance heights. The complex is designed to include high-end finishes and creative office elements such as natural lighting and outdoor gathering areas. Its location allows quick access to the I-5, I-15 and Highway 78, facilitating distribution and transit.
