Plans Move Forward for Herman & Kittle’s $28M Apartment Project in Indianapolis

A new apartment complex will soon rise on the east side of downtown Indianapolis.

According to the Indianapolis Business Journal, local developer Herman & Kittle Properties Inc. is planning a summer construction start for the $28 million, 240-unit market-rate project.

Designed by Mike Thomas of Herman & Kittle, the four-story development known as The Vue will be located at the southeast corner of South College Avenue and East Maryland Street. Upon completion, the new building will offer a mix of studios, one- and two-bedroom units, with monthly rents ranging from $950 to $1,650.

Amenities will include a swimming pool, fountain, fire pit, grilling stations, community garden, dog park and fenced-in basketball court. On the ground floor, there will be garage parking, as well as a bicycle storage room and electric car-charging stations.

Residents will also have access to a lounge, billiards room, convenience store, exercise classroom, fitness center, as well as conference and media rooms. Furthermore, on the building’s rooftop deck, there will be a kitchen area and meeting space for catering events.

The apartment project marks Herman & Kittle’s first foray into the city’s booming downtown residential market.

Last June, the company purchased the 2.6-acre site of the development from sisters Gina and Tina LaGrotte, who listed the property for $1.85 million through Colliers International. The sisters, who run the landmark Milano Inn, one of the oldest Italian eateries in Indianapolis, acquired the land in 2008 from a subsidiary of Eli Lilly and Co.

Herman & Kittle’s apartment projects in the area include Arborwood at Mann Road (pictured) and The Landings at 56th in Indianapolis, as well as Spring Mill Trails in Westfield, among many other properties.
