PCCP JV to Develop Atlanta Office Building

The property is slated for a 2023 completion.

PCCP LLC has partnered with a local developer to build a 143,500-square-foot office building in Atlanta’s Old Fourth Ward neighborhood. The joint venture between PCCP and Portman Holdings is expecting to complete the ground-up construction of O4W Office by the summer of next year.

Located at 667 Auburn Ave., O4W Office will be directly across from the Krog Street Market food hall. The development is also located along the Atlanta Beltline Eastside Trail that connects to the overall 22-mile greenway and outdoor space. Roughly a mile away, the Ponce City Market also offers more retail and restaurant options.

The boutique office building will have three stories of office space totaling 136,600 square feet, along with 6,900 square feet of ground-floor retail and two levels of parking. Plans call for a coffee bar, bicycle and scooter storage, restrooms with showers, outdoor terraces and 11,000 square feet of outdoor space. The design also calls for exterior staircases that will let tenants access their office space directly from the ground level.

Local to the Atlanta area

Portman Holdings has completed projects in San Francisco, San Diego and Charlotte, N.C., but has a majority of its projects in Atlanta, where it is headquartered. The developer’s local portfolio includes several types of office buildings, including projects that offer research lab space, have a food hall inside, or were built on top of a hotel. Portman Holdings also built Anthem Technology Center as a build-to-suit office property for health insurance company Anthem and received a $29.4 million loan for the project in 2018.

On the other hand, PCCP’s portfolio spans several U.S. states and includes residential, office, industrial and mixed-use projects. But, the firm is also working on a speculative industrial building in Cartersville, Ga., which is approximately an hour away from Atlanta.
