PCCP JV Launches Metro Minneapolis Project Expansion

The suburban industrial park’s third phase is scheduled for delivery in 2026.

PCCP LLC and Endeavor Development are launching the third phase of construction at Arbor Lakes Business Park, an industrial development in Maple Grove, Minn.

The project will add 197,964 square feet to the prior phases, which total some 850,000 square feet across four buildings. Arbor Lakes Business Park is part of a larger 100-acre master plan for the site.

Located at 10275 73rd Place N., the third phase will include a Class A rear-loading building with 18 docks doors, 32-foot clear heights, two grade level doors and a 120-foot truck court. The building will sit on 12.5 acres and incorporate an outdoor finish that matches the Arbor Lakes retail center which is 1.5 miles away. The project is expected to be delivered in 2026.

Arbor Lakes Business Park provides build-to-suit opportunities with PUD Zoning for different uses. Future tenants will occupy space alongside companies like Illume, Nextern and MAS HVAC, among others.

The development is located at the intersection of interstates 94 and 694, within less than 15 miles from Minneapolis. Various retail and dining options are within walking distance of the business park, including Walmart, Target, Costco and other well-known franchises.

PCCP Industrial Ventures

Earlier this year PCCP provided a $72 million loan to a WPT Capital Advisors affiliate for the acquisition of two Elizabeth Creek Gateway warehouses in the Dallas-Fort Worth area. The properties total 1.1 million square feet. At the time, both buildings were 100 percent occupied.

In the Nashville, Tenn., market, the company teamed up with Distribution Realty Group to break ground on the Middle Tennessee Industrial Center. The project includes four buildings totaling 703,920 square feet. The joint venture began this project in December 2024 and is expected to complete construction in late 2025.
