OA Development’s $83M Industrial Park Advances

Victory Landing Logistics Center will take shape near Hartsfield-Jackson Atlanta International Airport.

Work is underway at Victory Landing Logistics Center, a five-building light industrial development totaling 700,000 square feet on one of the largest swaths of land adjacent to Interstate 285 in south Atlanta. OA Development started construction on the $83 million project, which also includes planned infrastructure improvements.

The initial phase will include three buildings with a 32-foot clear height at 1 Gilbert Road in Mountain View, Ga. The developer expects to deliver the 147,000-square-foot Building 100 and the 220,000-square-foot Building 500 in spring 2023. Meanwhile Building 200 totaling 150,000 square feet is anticipated to come online in the summer of 2023.

The second phase will encompass two build-to-suit structures, with Building 300 totaling 70,000 square feet and Building 400 totaling 105,000 square feet.

The locally based company acquired the 95-acre site along Conley Road and within 2 miles of Hartsfield-Jackson Atlanta International Airport over two decades, explained Steve Berman, founder & principal of OA Development, in prepared remarks. OA initially purchased a 55-acre piece of land in 2001 and subsequently amassed the additional 35 acres for the current site, which includes designated green spaces and wetlands encompassing approximately 30 percent of the total area.

The development team includes The Conlan Co. as general contractor for the Randall-Paulson Architects-designed project. OA Development tapped Cushman & Wakefield to market Victory Landing Logistics Center. Managing Director Pat Murphy and Senior Director Lisa Pittman will be overseeing leasing efforts.

Industrial construction across Greater Atlanta

As of September, 33 industrial projects totaling 14 million square feet were under construction throughout metro Atlanta, CommercialEdge data shows. The pipeline includes an additional 124 projects encompassing 39.4 million in the planning and permitting stages.

Recently, Stream Realty Partners teamed up with AEW Capital Management to develop two speculative industrial projects in Atlanta’s Airport and Northwest submarkets. Union City Logistics Center and Adairsville Logistics Center totaling more than 768,000 square feet are slated for a 2023 completion.

In July, Lincoln Property Co. Southeast announced plans for two industrial projects in the Northwest submarket of the metro. A 400,000-square-foot front-load building will take shape in Calhoun, Ga., while another 400,000-square-foot redevelopment is planned for Kennesaw, Ga.
