Construction has wrapped up for the first of two Class A office buildings that will comprise the 230,000-square-foot Atlantic Corporate Park in Sterling, Va., located about 25 miles from Washington, D.C., in Loudoun County. Developer DEXUS Dulles Town Crossing L.L.C.’s completion of the complex’s East Tower marks a milestone for Loudoun County, as it is the municipality’s first spec office project to achieve LEED Gold certification. Situated on a one-acre landscaped park at the corner of Atlantic Blvd. and Woodland Rd., Atlantic Corporate Park provides easy access to major thoroughfares Route 28 and Route 7. The 115,000-square-foot East Tower, carrying the address of 45600 Woodland Rd., also features a fitness center, and the 115,000-square-foot West Tower at 45610 Woodland Rd. is on target to debut later this month. Green components of the two four-story buildings, designed by the architectural firm of Donnally Vujcic Associates, include tinted low-e insulated full-height glass windows and energy efficient gearless traction Kone elevators. Additionally, more than 60 percent of the structures’ wood-based materials were certified by the Forest Stewardship Council. All told, the property encompasses features that will allow for energy cost savings of 17 percent, 30 percent increased ventilation, and a 40 percent decrease in water usage. Jones Lang LaSalle is overseeing leasing of Atlantic Corporate Park. The real estate services firm is marketing the property’s space at $29.75 per square foot. DEXUS Dulles Town Crossing is an entity involving DB RREEF Dulles Town Crossing L.LC., the property’s owner, and co-developers H Street Ventures and JF McKinney & Associates.
