NoMa Warehouse Site Is in for a Make Over

A partneship plans to breathe new life into a warehouse site in NoMa.

D.C.’s NoMa neighborhood just keeps getting busier. After the recent announcement that a trio of companies plans to build a triangular, mixed-use building at 301 Florida Ave. NE, it has come to light that another development team is getting ready to start work on another mixed-use development, this time at 1200 3rd St. NE.

High Street Residential, the residential subsidiary of Trammell Crow Co., announced on September 10 that, together with its joint venture equity partner, it has partnered with Central Armature Works to breathe new life into an existing electrical repair and supply warehouse located on a 2.5-acre site at 1200 3rd St., NE. HFF represented Central Armature Works in the negotiations.

The development team did not reveal the cost of the project or a timeline for construction. However, it did say that it intends to take the site through the District’s Planned Unit Development process, to allow for greater density in the area. Plans call for the construction of an apartment building, a condo building, street-level retail, outdoor public space and even a hotel.

“In recent years, the NoMa neighborhood has evolved dramatically. High Street Residential/Trammell Crow Company, Central Armature Works and our financial partners are excited to be part of such an iconic, transit-oriented development, that will further add to the redevelopment momentum of the neighborhood,” Josh Dix, senior vice president and National Residential Practice Leader for High Street Residential/Trammell Crow Company, said in a statement.
