New Office Space Coming to Charlotte’s South End

Charlotte, N.C.—JLL’s leasing team will market and lease a new Class A office development at 2100 S. Tryon St. in the city’s historic South End. Vision Ventures will be developing the property, Tom FitzGerald, vice president with JLL, will lead the leasing efforts and BB+M Architecture will be the project’s designer.

“2100 S. Tryon is an amenity-rich project in an attractive location for Charlotte’s millennials and creative tenants,” said Ted Hill, vice president of Vision Ventures, in prepared remarks.

Located a short walk from the East/West Boulevard light rail station, as well as retail and dining options along Camden Road, this new building will use accessibility, walkability and connectivity as its key elements. The 83,000-square-foot, four-story property will feature a first-floor urban retail space and views of the Uptown skyline, all while located just steps away from Charlotte’s Rail Trail.

“The high-energy corridor is exploding with activity,” added Barry Fabyan, executive vice president, Agency Leasing with JLL. “The location and office design make this project a home run.”

The South End area is set to undergo numerous changes. In addition to this new office building, the Charlotte City Council has approved plans for the construction of 350 apartments across Tryon Street, as well as 104 apartments, retail and restaurant space at the other corner of the intersection.

With vacancy at just 3.6 percent, Midtown/South End has established itself as one of Charlotte’s most attractive submarkets for prospective tenants. “There is very little supply in South End and this exciting project is going to help absorb some of the demand for one of the hottest markets in Charlotte,” said FitzGerald, in prepared remarks.
