Merritt Expands Footprint With NoVa Campus

The 596,000-square-foot I-66 Business Park will comprise six industrial buildings, two of which are expected to be completed in 2017.

Merritt Properties began construction on its Merritt I-66 Business Park, located in Manassas, Va. The company is developing the Northern Virginia industrial park to serve the increasing demand for distribution space in the county. 

The six-building, 596,000-square-foot industrial park is located at 11900 Balls Ford Road in Prince William County, 28 miles from Washington, D.C. The first two buildings, which will total 234,500 square feet, are slotted for completion by quarter four of 2017. 

“With the park’s location, size and design, the buildings at Merritt’s I-66 Business Park are ideal for a variety of industry sectors including life sciences, defense/federal agencies, advanced logistics and advanced manufacturing,” said Michael Larkin, team leader of Merritt’s Virginia office, in prepared remarks.

This property marks Merritt’s sixth development in Virginia, and the first in Prince William County. The industrial park is modeled after Beaumeade Corporate Park, a six-building flex/industrial campus totaling 472,913 square feet on Guilford Drive in Ashburn, Va. Additional developments include Ashbrook, Loudoun Tech Center, University Center and 20700 Loudoun County Parkway.
