The Meritex Co. has begun construction work on its latest development near Charlotte Douglas International Airport in Charlotte, N.C. The building, expected to deliver in the first quarter of 2018, is the first of three to be built next to the company’s 11-building CLT Logistics Center, which it acquired last year.

Located near the corner of West Boulevard and Yorkmont Road, the 79,420-square-foot speculative industrial property will sit on 14 acres and feature 32-foot clear heights and 60-foot speed bays, along with on-site trailer storage. The first building is able to be divided into three or four suites, accommodating smaller tenants. The location offers immediate access to Charlotte’s international airport and sits within two miles of Interstate 485.

“When we purchased the CLT Logistics Center in 2016, we always planned on developing the adjacent land site,” said Matt Wagner, director of acquisitions at Meritex, in prepared remarks. “We have a long-term interest in expanding our presence in Charlotte, so we immediately began to assess the feasibility of developing three modern distribution buildings.”

Meritex tapped Foundry Commercial for both leasing and property management of the new development.
