Longfellow Closes 40 KSF Office Lease at Keystone Technology Park

The 11-building Class A campus is home to 30 leading research and technology companies.

Morrisville, N.C.—Longfellow Real Estate Partners has leased approximately 40,000 square feet of office space to Freudenberg IT and Metabolon in the Keystone Technology Park, an 11-building Class A innovation campus located in Morrisville. Neill Sherron, leasing agent of Longfellow Real Estate Partners, represented the owner in the transaction.

Freudenberg IT, a global leader in managed cloud services focused on hosting mission-critical applications such as SAP and Microsoft, will take up roughly 27,000 square feet of office space in Keystone Tech 8.  The new space located at 629 Davis Drive will accommodate more than 150 employees. Freudenberg IT was represented by Deb Boucher and Kathryn Lawn of Cushman & Wakefield.

“Since locating to the Research Triangle Park more than a decade ago, our company has grown successfully; not surprisingly, we outgrew our old space,” said FIT America CEO, Michael Heuberger, in a prepared statement. “The decision to expand our footprint in Keystone Technology Park was easy thanks to the location’s employee-focused amenities, the new building’s ability to accommodate a modern aesthetic and the flexibility of Longfellow’s management team.”

Metabolon, a leading health technology company focused on metabolomics is expanding its operations with the addition of 13,000 square feet of space in the Keystone Tech 6 building. The company is increasing its total office space in the campus to 55,000 square feet, occupying the entire building situated at 617 Davis Drive. Matthew Cooke of Davis Moore Capital and Sue Back of Foundry Commercial worked on behalf of Metabolon for the renewal and expansion contract.

“We recognized some months ago that our existing space would not be able to fully support our growing technical and laboratory operations,” said John Ryals, Metabolon CEO, in a prepared remark. “When the space next to us became available, it was an ideal solution that gave us room to expand and keep our staff in one building. Longfellow has been a valuable partner to help us meet our facility needs and continue to grow within Keystone Technology Park.”

Keystone Technology Park is an 806,157-square-foot campus accommodating office, flex and lab users and is located adjacent to the Research Triangle Park. The complex offers easy access through Interstate 540, Interstate 40, Highway 147 and Triangle Expressway. The Raleigh/Durham International Airport is also nearby.

The campus offers walking trails, a fitness center, daily food trucks, a game room, high ceilings and ample grade level parking. The property is home to 30 leading research and technology companies, such as Sensus, Liquidia Technologies and Braeburn Pharmaceuticals.
